EPDM rubber roofing

EPDM rubber roofing: repair it or replace it right.

Plenty of Atlanta's older commercial and loft buildings run on black rubber roofs. We keep good ones going and replace the ones that are done.

Where EPDM fails

EPDM membrane itself is durable — it's the seams and flashings that go. Older roofs were glued and taped at the laps, and after years of heat the adhesive lets go. Shrinkage pulls membrane away from walls and curbs, and ponding water finds the weakest seam.

What we do

  • Seam and flashing repair with compatible EPDM tapes and primers — not mismatched patches.
  • Skylight, curb and penetration re-flashing, the most common leak points we find.
  • Coating restoration when the membrane is sound but aging — see roof coatings.
  • Full replacement in EPDM, or conversion to TPO or PVC when that fits the building better.

Repair or replace?

If the field membrane is still pliable and the insulation is dry, targeted repairs or a coating usually make sense. Widespread seam failure, shrinkage and wet insulation point to replacement. We'll show you which with photos and, where needed, core samples.

FAQ

Questions owners and managers ask.

Can an old EPDM roof be repaired?

Usually. Most EPDM leaks come from seams and flashings, which can be repaired with compatible materials if the membrane and insulation are still sound.

Should I replace EPDM with EPDM or switch to TPO?

It depends on the building. White TPO or PVC reduces cooling loads and uses welded seams; EPDM can still be a good fit for some roofs. We price both when it matters.
