Recover or tear off
A recover installs a new roof over the existing one. It's allowed when the existing roof is dry, structurally sound and there's no more than one existing layer. It saves tear-off and disposal and keeps the building open. When cores show wet insulation, those areas — or the whole roof — come off. We test before we recommend, and we price both when both are possible.

What a Mosaic replacement includes
- Moisture testing and a written scope before the price, so there are no change orders for "surprise" wet decking we could have found.
- Tapered polyiso insulation designed to move water to drains and scuppers, plus current energy-code insulation values.
- New edge metal, curbs, pitch pans and penetration flashings — replaced as part of the system, not reused.
- Your choice of system: GAF EverGuard TPO, Duro-Last PVC, EPDM, modified bitumen or standing seam metal or spray foam (SPF).
- Permits, inspections and manufacturer warranty registration handled by us.
Built around an occupied building
- Phased sections so tenants, congregations and customers keep operating.
- Daily dry-in — no section left open overnight.
- Early-morning, after-hours and weekend scheduling when the building needs it.
- Rooftop unit coordination with your HVAC contractor and protection of interior spaces below active work.
- One point of contact, with photo updates from start to closeout.

Warranties and financing
GAF EverGuard 60-mil TPO roofs carry a 20-year material warranty plus Mosaic's 10-year workmanship warranty. Commercial financing is available through Regions Bank, and under current federal tax law, roofs on nonresidential buildings may qualify for accelerated depreciation (Section 179) — ask your accountant whether it applies to your property.
